Creating a Future on our Industrial Past
The U.S. EPA estimates that up to one million properties can be considered brownfield sites in the United States. There is no typical brownfield site. Brownfields range from the corner gas station and dry cleaner, to closed military facilities, abandoned steel mills and underutilized oil refineries. What they have in common is an industrial past where chemicals were used in commercial processes and the waste byproducts were mismanaged, polluting soil and groundwater. The fear of environmental liability and the inability to finance these sites has caused them to sit idle, creating blight and devaluing communities. Terra Vita Development specializes in bringing new life to these old sites. We provide development solutions for corporate property owners, communities and municipalities alike.

Project Profile
We seek to acquire former industrial sites in urban markets that are undergoing gentrification across the country. We will purchase the property “as is” and assume all costs of remediation and repositioning to a new use. Alternatively, we will partner with the property owner to remediate and reposition the property in a joint venture or deferred close format.

Experienced Development Team
Managed by an experienced and dedicated team of professionals with an established track record in both brownfield redevelopment and traditional real estate development, we strive to combine our experience and creativity with state-of-the-practice risk mitigation techniques to achieve our development plans. Our years of experience and involvement in shaping government brownfield policy has allowed us to create a national network of regulatory, political, technical, financial and insurance relationships to support our redevelopment efforts.

We have the experience and innovation, as well as the capital resources and network of relationships to successfully acquire and redevelop brownfield sites throughout the country. If you are looking for a development partner to help you achieve your goals, we invite you to contact us to discuss how we might work together. We provide performance, not promises.
